Moving house in Newcastle with a proper crew

House moves rarely go wrong because of the lifting. They go wrong because nobody checked whether the lorry could get down the back lane, whether the keys would be released before 2pm, or whether the wardrobe would go up a Tyneside flat staircase. Our house removals in Newcastle start with those questions, and the answers shape the whole day.

We move all sorts of homes, including two-bedroom terraces in Heaton and detached houses out at Darras Hall, and the method stays the same. We look at the property, write down what is going, agree the date and the access, then turn up with the right number of people and the right size of vehicle.

House Removals

What a whole-house move with us includes

The parts of a house move we plan and carry out, so you can deal with the solicitors, the keys and the kids.

Survey and written quote

We look round in person or by video call and list what is moving, so the quote reflects your house rather than a guess based on the number of bedrooms.

Access checked in advance

We look at parking, permit zones and back lanes before the day, and tell you if reserving a parking bay is worth doing.

Packing if you want it

Materials only, a part pack of the kitchen and fragile items, or a full pack the day before. You choose how much to hand over.

Beds and wardrobes handled

Our crews take apart and rebuild standard beds and wardrobes so they get through doors and up stairs without damage.

Placed room by room

Furniture and labelled boxes go into the right rooms, so you are not shifting everything again at nine o'clock at night.

Planned around completion

We plan loading around key release times and chain delays, and keep in touch with you if the day starts to slip.

How we plan house removals in Newcastle

Every house move starts with a survey. For most homes we come round in person, because it is the only reliable way to find out that the loft is full, the garage has a workbench bolted to the wall or the sofa originally came in through a window. For smaller homes, or if you are living somewhere else while you sell, a video survey on your phone works well.

From the survey we write a quote listing what is moving, the size of the crew, the vehicle and anything extra such as packing or dismantling. The price depends on volume, distance, access at both ends, the time of year and how much packing you want done.

Loading in the right order

We load so the things you need first come off first: beds, the kettle, children's rooms. Heavy furniture goes in against the front of the vehicle, boxes are stacked by weight with the heaviest at the bottom, and mattresses go in covers so they arrive clean.

Protecting the house as well as the furniture

Furniture is wrapped in blankets, sofas and mattresses are covered, and we put down floor and door frame protection where the route through the house is tight or freshly decorated.

Newcastle houses and what they mean on moving day

Newcastle's older housing has its own quirks, and knowing them in advance saves hours. Heaton, Sandyford and parts of Jesmond and Fenham are full of Victorian and Edwardian terraces, and many of them were built as Tyneside flats: two separate homes in one building, one upstairs and one downstairs, each with its own front door onto the street.

An upstairs Tyneside flat usually means one straight, narrow staircase rising from the front door, and that staircase decides what fits. Large wardrobes, American-style fridge freezers and corner sofas are the usual problems. We ask about them at the survey and plan to dismantle them, angle them carefully round the turn at the top, or tell you honestly that an item will not go.

Back lanes are the other local feature. Many terraces have a lane running behind them, with a yard door at the back of each house. Loading from the lane is sometimes easier, but the lane may be too narrow for a removals lorry, wheelie bins block the way, or the yard door is too small for the furniture. We look at both the front and the back before deciding.

Newer estates on the edge of the city

Homes in places like Newcastle Great Park, Kingston Park or Cramlington are usually easier to load, with wider doors and parking close by. Cul-de-sacs full of parked cars can still keep a big vehicle away from the door, so we check turning space first.

Larger houses in Gosforth, Jesmond and Ponteland

Big Victorian semis and detached houses bring more volume, more stairs and often a cellar or an attic room. These moves often need two vehicles, or a two-day plan with packing on the first day and the move on the second.

Parking, permits and timing on completion day

Much of inner Newcastle sits inside residents' permit parking zones, and the city centre has pedestrianised streets and loading restrictions. If there is nowhere legal to stop a removals vehicle near the door, the carrying distance goes up and so does the time on the job. Newcastle City Council lets you apply to reserve parking bays for a specific date. Check the council's parking pages for current charges and how much notice it needs, and apply early.

Newcastle and Gateshead also run a Clean Air Zone covering Newcastle city centre, which charges vans and lorries that do not meet the emissions standard. Private cars are not charged. If you are comparing removal companies in Newcastle, it is fair to ask whether their vehicles are compliant and whether any charge would be added to your bill.

On completion day the money has to pass down the chain before keys are released, and that can easily be after lunch. We usually load in the morning so the vehicle is packed and ready, then drive across once you have the keys. If your dates do not line up, ask us at the survey what the options are for holding your belongings for a short time.

Fridays and the end of the month are the busiest days for house moves. Midweek dates are easier to book and can make a difference to the quote. Our guide to removal costs explains what pushes the price up or down.

If your new home is beyond the North East, for example in Edinburgh, Leeds or London, the planning changes. Our page on long distance removals covers how those moves work.

Getting ready, and settling in at the other end

Start with a clear-out a few weeks before. Every box you do not move is time and space saved. Check your council's website for recycling centre opening times and any booking rules before you load the car.

Next, decide about packing. Some people pack everything themselves, others want the kitchen and the breakables done for them and the rest left alone. Our packing services cover either, and a part pack is often the sensible middle ground, because the kitchen takes far longer than anyone expects.

Beds, wardrobes and flat-pack furniture that has to come apart can be left to the crew. If you have a lot of it, or want complicated pieces such as cabin beds or sliding-door wardrobes rebuilt properly at the new house, see our furniture assembly and disassembly service.

Leaving a flat rather than a house brings lifts, communal stairs and building managers into it, and our flat removals page covers that side. If you are moving within or into Jesmond, our notes on removals in Jesmond go through the streets and parking there.

At the new house, the crew places furniture where you want it and puts boxes in the rooms written on them. Label every box with the room name on the side as well as the top, because tops disappear once boxes are stacked.

How it works

How your house move runs

  1. Survey and quote

We visit or video call, list what is moving and send a written quote with the crew size, vehicle and any extras.

  2. Access and timing

We check parking at both ends, advise on reserving bays and agree a loading time that fits your completion.

  3. Packing and dismantling

If you have booked packing, it happens the day before. Beds and wardrobes come apart on the morning of the move.

  4. Load and drive

Furniture is wrapped and loaded in a planned order, then driven to the new address once the keys are released.

  5. Unload and place

Everything goes into the right room, beds are rebuilt and we walk round with you before we leave.

FAQs

House Removals: common questions

Straight answers to the things people ask us most.

We cover Newcastle upon Tyne and the surrounding areas, including Gateshead, Sunderland, Durham, Jesmond, Gosforth, North Shields, Whitley Bay and Cramlington.

How far ahead should I book a house removal in Newcastle?

Book a survey as soon as you have a likely completion date, even if it is not fixed yet. You can firm up the date later. Summer, Fridays and the end of each month fill up first, so if your move falls at one of those times, give as much notice as you can. Short-notice moves are sometimes possible, especially midweek, so it is always worth asking.

What happens if our completion is delayed on the day?

Delays happen in chains, usually because money is slow to move between solicitors. We load at the agreed time and wait for confirmation that the keys are released. If completion slips to the next day, talk to us straight away about the options. Check what your quote says about waiting time, so you know where you stand before the day.

Will our wardrobe fit up the stairs of a Tyneside flat?

Often not in one piece. Upstairs Tyneside flats have a single narrow staircase from the street door, usually with a tight turn at the top. Flat-pack and many older wardrobes can be taken apart, which is why we ask about large items at the survey. Where something genuinely will not fit, we tell you before moving day rather than on the doorstep.

Do I need to empty chests of drawers and wardrobes?

Light clothes can usually stay in chests of drawers if the drawers are sound, but heavy items, liquids and anything breakable should come out. Hanging clothes can go into wardrobe cartons so they stay on their hangers. Older or antique furniture with weak runners should be emptied completely, because the extra weight can damage it in transit.

What should I ask a removals company about insurance?

Ask any remover what goods-in-transit and public liability cover they hold, what it excludes, and whether items you pack yourself are treated differently from items they pack. Get the answer in writing with your quote. It is also worth checking whether your own home contents policy covers your belongings while they are being moved.

Can you move us out of Newcastle to Northumberland or County Durham?

Yes. We cover Newcastle, the rest of Tyne and Wear, Northumberland and County Durham, and a move to Morpeth, Hexham or Durham is planned the same way as a local one. The main differences are drive time and access at the new address, particularly for rural properties with narrow lanes or long drives, so mention those at the survey.
